Testing and Analysis Behind a Mold Assessment
A professional mold assessment is based on a systematic process of inspection, testing, data collection, and scientific analysis designed to identify the presence of mold contamination, determine the extent of affected areas, and locate the underlying moisture source contributing to mold growth.
The assessment begins with a comprehensive visual inspection of the property, including areas of known water intrusion, visible staining, elevated moisture conditions, and locations where mold growth is suspected. Specialized equipment such as moisture meters, thermal imaging cameras, hygrometers, and psychrometers may be utilized to identify hidden moisture and environmental conditions favorable to microbial growth.
When appropriate, environmental sampling is conducted to provide additional information regarding indoor fungal conditions. Air samples may be collected to evaluate airborne mold spore concentrations and compare indoor conditions to the outdoor environment. Surface samples, including tape lifts, swabs, or bulk samples, may be obtained to identify mold growth on building materials and determine the types of fungal organisms present.
All samples are submitted to an accredited environmental microbiology laboratory for analysis. Laboratory results are reviewed in conjunction with inspection findings, moisture data, occupant concerns, building history, and observed conditions. This integrated approach allows the Mold Assessor to develop a complete understanding of the property's environmental conditions rather than relying solely on laboratory data.
The analysis process includes evaluating moisture sources, identifying affected materials, determining the extent of contamination, assessing potential occupant exposure concerns, and developing recommendations for corrective action. Based on these findings, a detailed remediation protocol may be prepared outlining containment requirements, removal procedures, cleaning methods, engineering controls, and post-remediation verification criteria.
